Why do I need General Civil Liability of Common Areas?

There are many cases in which the manager of the apartment block has been brought to court halls and has been forced to pay a high amount of compensation to third parties for some material damage or even bodily harm caused to them. More specifically, the manager may be held responsible for accidents that occur to third parties, in the interior or exterior commonages or shared areas of the building. Such areas are considered the entrance of the building, the staircase, the corridors, the engine room, the elevator, the central heating installation, water supply and sewerage systems as well as the external walls, the roof, the chimneys and the frame of the building.

Also, the co-owners are considered third parties for damages for which the co-ownership is responsible and includes the liability of each co-owner to third parties, and to the other co-owners and to the co-ownership. Also, the administrator is considered a third party for damages for which the co-ownership is responsible.
