There are many cases in which the manager of the apartment block has been brought to court halls and has been forced to pay a high amount of compensation to third parties for some material damage or even bodily harm caused to them. More specifically, the manager may be held responsible for accidents that occur to third parties, in the interior or exterior commonages or shared areas of the building. Επίσης, τρίτος θεωρείται και ο διαχειριστής για ζημιές που ευθύνεται η συνιδιοκτησία.
